This is Rental agreement of rent is made and executed on this 11/02/2009 At Bangalore by and between Mr. N.Seenappa, # 56, Maruthi Nagar,, 1th main Road, New Byppanahalli,Indiranagar Post, Bangalore-500038.
Here in after called as owner of one part.

Called as the tenant of other part.
NOW THIS AGREEMENT WITNESSTH AS FOLLOWS:
The term owner and tenant herein used shall mean and include their respective heirs executers assigns etc.
Where as the owner is the obsolete owner of the schedule premises and tenant approached the owner and requested to let out the schedule premises to the tenant on the following terms and conditions.
The tenant shall pay monthly rent of Rs.2, 500 (Two thousand five hundred only) per month from 11/02/2009 and after 3 months the tenant has to pay Rs.3000 as a rent amount. (Three thousand rupees).Electricity and separately payable by the tenant to the concerned authorities.
The tenant has deposited a sum of Rs50, 000 (Rs Fifty thousand only) and an additional amount of Rs 10,000 (Rs ten thousand only) as this 6 months of agreement date as security deposit amount with the owner and the owner hereby acknowledges the receipt of the same and has handed over the vacant possession of the schedule premises to the tenant. The security deposit amount shall not carry interest & repayable by owner to the tenant at the time tenant vacate the premises.
The period of this agreement shall be eleven months.
The tenant shall keep the premises clean & tidy & on tenantable condition and shall not sub-lease, under lease the premises in any manner and shall not store any explosive of dangerous material in the premises.
Owner reserves the right to inspect the premises on all reasonable hrs & reserves the tight.
In case tenant fails to pay monthly rents continuously for 3 month the owner can evict the tenant for the premises.
In case either the party interns to terminate this agreement before the expiry period mentioned above it can do so by issuing three months prior notice to writing to the other party.
Paint charges & charges extra beard at the time of vacating premises.
Rent at 10% will be increased every year basis of existing rent.

In witness where of both the parties have signed this agreement on the day, month and year as mentioned above.
